ANOVA Aggie Square Housing Program

ANOVA Aggie Square is a new mixed-use community in Sacramento. Built near the UC Davis Medical Center, ANOVA Aggie Square will provide homes to hundreds of UC Davis affiliates and local community members. UC Davis Student Housing and Dining Services provides 100 of those housing units to UC Davis affiliates at below-market-value prices.

When is the housing application due?

The application is open as of January 10. Housing applications will be due on February 6, March 6 and April 1. Offers will be made to incoming School of Nursing and School of Medicine students about two weeks after the application deadline.

What if I apply after April 1?

SHDS will prioritize lease offers to all students attending UC Davis, including current students.

How/Where do I apply for housing?

The application is available online.

Are there fees to apply for housing?

No. There is no fee to apply for housing.

Do I get to choose what room and where I live?

Applicants can indicate their room preference (studio, or single-occupancy bedroom in a 2-bedroom or 4-bedroom unit) when offered a bed lease by Student Housing and Dining Services (SHDS). Bed space will be offered based on demand and availability.

Why do I have to indicate with MyAdmissions that I have accepted the offer of admission (SIR=Yes) from School of Nursing or School of Medicine before I will be offered a lease with Student Housing and Dining Services?

Student Housing and Dining Services uses a software system that interacts with BANNER, the system where students register for classes. For details on how to indicate that your Student Intent to Register (SIR) is Yes, please visit the MyAdmissions website.

How much is the monthly rent?

  • Micro-studio is $1,510 a month
  • 2-bedroom bed lease is $1,328 a month
  • 4-bedroom bed lease is $1,138 a month

Do the ANOVA Aggie Square apartments come with furniture?

Each bedroom and micro studio includes one XL Full bed frame and mattress, one four-drawer dresser, one night stand, one desk and one desk chair.

Micro studio units also include one side chair and one entertainment center.

2- and 4-bedroom apartments also include one sofa, one side chair, one entertainment center, one coffee table, and one end table. They also include one counter stool per bedroom.

What size are the beds?

Beds are extra-large full size.

Do the apartments have a washer and dryer in-unit?

Yes, each unit has a full-sized washer and dryer.

When will I know what my room is?

Room assignments will be sent after May 29, 2025.

Can I pick who I want to live with?

There will be the opportunity to participate in Roommate Search and create a "roommate group". During Roommate Search, you will be able to contact other students who have been offered a lease for the same floor plan as you. We encourage you to ask about things that are important to you when it comes to finding compatible roommmates (gender, study and sleep habits, food restrictions, etc.). More information about this will be sent out in May.

When can I move in?

Move in for ANOVA Aggie Square is scheduled for Friday, June 27, 2025. Additional details will be provided in May.

Can I get a studio?

All studio units have been leased as of March 20, 2025. Students are welcome to visit the ANOVA Aggie Square website and consider directly leasing from the owner/operator, GMH, Inc.

What do I do if I have a medical/dietary/mental condition?

To request housing accommodations, please contact the Student Disability Center via MySDC Online, via email at sdc@ucdavis.edu, or by phone at 530-752-3184. For non-disabled medical needs, students can also submit a Modified Arrangement Request online.

I am on the admissions waitlist, how will the housing app work for me?

You may submit an application while you wait to receive an offer of admission. Once you are offered admission, and submit your SIR as "yes", your application will be updated by the School of Nursing or School or Medicine.

Are children allowed to live with a student at ANOVA Aggie Square?

ANOVA Aggie Square is the first student housing apartment complex built on the UC Davis Health campus. Initial studies indicated a strong demand from single graduate students, as well as medical residents fellows and postdocs. This buiding was designed for single students, with the one exception of students with a spouse or registered domestic partner able to share a studio or one bedroom unit.

What if I sign the lease and then want to cancel?

Students can submit a cancellation request via email to studenthousing@ucdavis.edu. Students should review the terms of their lease. If you decide not to attend UC Davis, you are responsible for notifying our department to cancel your lease. If the lease has already begun, you can anticipate you will still be required to pay missed rent.

What do I do if I completed the housing application and want to make changes?

Students who wish to make changes to their housing application answers/preferences can contact Student Housing and Dining Services at studenthousing@ucdavis.edu.

What type of apartments are available directly from GMH?

There are studios, one-bedroom and two-bedroom options available for rent. For more information on directly leasing from GMH, visit the ANOVA Aggie Square website.

Why are there some apartments for rent through Student Housing and Dining Services and others directly from the property owner?

UC Davis Student Housing and Dining Services has partnered with GMH (the owners) to master lease 103 beds for students, with incoming School of Medicine and incoming School of Nursing students having priority through late April. Students are welcome to lease directly from GMH.

Why are the rents offered by Student Housing and Dining Services less than those offered by GMH?

These units are intended for students and have a rent that is below conventional units in this market.

What about renewing a lease for future years of eligibility?

The current leases being offered by Student Housing and Dining Services are for one academic term (summer 2025 through spring 2026). This will allow incoming students to have priority in the 2026/27 academic year. Students with a lease through Student Housing and Dining Services can contact GMH directly to inquire about entering into a lease for the market rate units for the following year.

I have a car and need parking?

Parking is available at the ANOVA Aggie Square Parking Garage, located two blocks east of ANOVA Aggie Square. For the 2025/26 lease term, there will be one parking space offered to every person who signs a lease with SHDS. Parking will cost $150 a month and is billed monthly by Transportation Services.

What is the occupancy type at ANOVA Aggie Square?

There are 5 micro studio units. All bedrooms in the 2- and 4-bedroom units are single occupancy.

Will I have to share a bathroom with my roommates?

All 2- and 4-bedroom units have one bathroom for each bedroom. Some of these bathrooms are "in suite" or private, and others are accessible from both the bedroom and the main living area.

Is there transportation available near ANOVA Aggie Square?

Yes, there are bus stops located nearby. The closest is Stockton Blvd and 3rd Ave. You can view Sacramento Regional Transit Schedules and Services online.

Do I need to have renter's insurance to live at ANOVA Aggie Square?

Yes. All residents living at ANOVA Aggie Square must have their own renter's insurance policy. There may be an opportunity to select renter's insurance before moving in.

Who is eligible to live at ANOVA Aggie Square?

For the beds for lease from Student Housing and Dining Services, incoming students in the School of Medicine and School of Nursing have priority through late April. All other students will be considered for a lease offer depending on availability.

UC Davis students, staff, faculty and other affiliates have priority to lease directly from GMH, Inc.

How do I pay my rent at ANOVA Aggie Square?

Student Housing and Dining Services will bill you through MyBill. (This is the same MyBill used to pay tuition and fees.)

Do I have to pay a security deposit?

A $250 deposit is required before you are provided with keys. This amount will be applied to any unpaid rent, and damage/cleaning costs above normal wear and tear. Any remaining balance will be refunded to your Account.

How do I pay for utilities and internet while living at ANOVA Aggie Square?

Internet cost and utilities are included in the monthly rent billed.

Can I have a partner live with me? (Married/unmarried?)

Only those students offered a micro studio unit may ask to have a married partner or registered domestic partner to sign onto the lease. Documentation regarding the legal partnership will be requested at lease signing.

Can I lease an entire apartment?

The studio units are for one person (unless they choose to have their spouse or registered domestic partner sign onto the lease). All other apartments are shared and leased by the bed.

ANOVA Aggie Square is 1/2 mile, or a 10 minute walk, from the School of Nursing.
